You asked and I listened to you – So, here are some of the disadvantages of the neighborhood

Some sections of Cinco Ranch are over 20 years old and some are in need of renovation. In my subjective opinion of “a Realtor with a blurry eye”, you should not be afraid of older houses. If the house has no problems with the foundation and the air conditioner has been changed (the service life is 15-20 years), the roof (15-20 years), the water heater (8-12 years) – then such a house will serve you for a very long time.

Unfortunately, parts of eastern Cinco Ranch were flooded during Hurricane Harvey. It should be noted that the main part of the Katy is located in a 500-year floodplain, which means that the chance of being submerged is rather low. In other words, just because a house flooded during Harvey doesn’t mean it will happen again.

And vice versa: as practice has shown, if a house is outside the flood zone, then it is not a fact that this will not happen. Flood insurance is a small price to pay for your peace of mind.
