A residential community connected by water … With 400 acres and 13 miles of coastline, Town Lake is the largest private lake in Houston. Have a chill swim with a neighbor, sipping your morning coffee, or a glass of wine? Easily. Invite your beloved to a romantic dinner, take them on a cruise, and park your “horse” on the dock near the restaurant. Nothing is Impossible: Towne Lake residents can boast first-class entertainment right in the neighborhood. You won’t surprise anyone with the pool, right? And the beach? A sandy beach with umbrellas? And a bar-restaurant for sunbathers? That’s it! I told you – you don’t need to go to Galveston! Lazy River, rowing, horse riding, water skiing, and fishing – all this for you, dear residents!

The houses located on the coastline have their own berths.

No boat? – not a problem! On the lake there is a water taxi that will take you to any point of the lake, and even to the local attraction – the island of Puckett (not to be confused with Phuket), where you can have a picnic on the beach or soak up the sun (note: there are no toilets there). Want to feel like a captain for the weekend? The price is around $300 and the rented boat is yours for the day.

How much does it cost to build a dream, you ask ..

In Towne Lake, new build prices start at $340k for a townhouse (Ashton Woods), $430k for smaller homes (David Weekley, Sitterle, etc). In the mid-range price ($450k + 600k), you can build a house with Caldwell, Newmark Homes, Coventy Homes, etc. The high price segment ($600k and above) is represented by Partners in Building, Ravenna Homes, Coventy Homes.

A custom home can be built from William David Homes, Jamestown Estates, Partners in Building, etc. $ 900k + and any whim for your money.

Resellers in Towne Lakes start at $350k + for 1900-2100 sq ft homes, $400k + for 2400 sq ft homes and up.

There is also a 55+ “The Heritage” cottage community in Towne Lake with its own infrastructure.

(* At least one of the residents must be 55+ years old to buy such a house). 

Prices for new buildings in 55+ community start at $560k.

The annual property tax in Towne Lake is around 3.6-3.7%.

HOA fee – from $ 1674. Gated sections + $ 250. + $ 600 for front and backyard maintenance

(*yes, backyard mowing is also included in the HOA).

Important:
When buying a house, the future owner must pay 0.5% of the purchase price to the owner association (foundation fee). The Foundation fee covers the expenses of the association for organizing holidays for its residents (Independence Day, New Year, etc.).

Schools:
Towne Lake belongs to the Cy-Fair School District and has the following schools: Postma elementary, Rennel elementary, Anthony middle & Cypress Ranch high school.

Important Information:
Despite the fact that Towne Lake is built on a lake, the residential complex is located outside the flood zone, which means that purchasing flood insurance is not a prerequisite when buying a house. However, it is always recommended to insure your home against surprises, if only because the cost of your peace of mind is very small ($650 + per year).
