Seven Meadows

Today we’ll talk about two communities in Katy at once –

Seven Meadows & Avalon at Seven Meadows.

Conveniently located at the intersection of West Park & highway 99 the  Seven Meadows community is a great alternative to Cinco Ranch. Yes, not only Cinco is rich in Katy. Seven Meadows is a golf lover’s dream. Surrounded by sprawling trees, wildflowers, streams and lakes, the Meadow Brook Farms Golf Club has become a favorite meeting place not only for residents but also for club guests. It was built by Greg Norman himself (golf lovers will understand). 

Prices at Seven Meadows start at about $ 380,000, averaging $ 145-175 per square foot.

Avalon is part of the Seven Meadows community and is located in a gated community, where premium homes are presented on large plots for $ 450 thousand and more. Many of the houses (287 out of 299 houses, to be precise) overlook either the lake or the golf course. And some lucky ones even have their own personal pier. Imagine: you can fish and arrange evening boat trips from the comfort of your home – or swim to the neighbors for tea or a glass of wine. Why not?

The residents of Avalon and Seven Meadows have several pools and playgrounds, tennis courts, a clubhouse, a gym and endless trails for jogging and walking.

And, since we’re talking about golf, lakes and other beautification’s, a little educational program from a Realtor. When buying a home, I always recommend that you request a house plan (survey). Ask why. Well, at least to know if you will have the opportunity to build a pool or covered patio. Easement runs about 5 feet from the fence, so you can’t build something permanent on this piece of land. When buying a house with a lake view or a golf club, remember that it is quite possible that the easement in your case will be wider, in some cases about 10 feet, since this piece with communications is completely on your site (due to the lack of neighbors behind fence). And, by the way, about the fence … If you decide to buy a house with a sour view of the park or lake, you will have to accept the lack of privacy. To maintain beautification, developers install an iron fence with bars instead of a solid wood fence. But what a view!
