When thinking about buying a house, many will lean in favor of a new build.

The advantages are obvious:

  • The ability to build «for yourself» by choosing a house plan that meets the needs of your family.
    A big plus is that many large builders usually give a warranty for their work — you can usually expect — 10 years for structural, 2 years for electrical and plumbing, and 1 year for cosmetic defects. 
 
  • The main disadvantage is the cost of building: each developer has an initial base price. It is important to figure out what exactly is included in the base price of the home. Having fallen in love with a builder’s model home, potential buyers don’t even know that a covered patio with lake views, wooden floors, and even blinds may not be included in the base price — if built from the ground up. All of these can significantly increase the price of a home.
  • When buying a new home, think about your plans: do you plan to move in the next 1-3 years?

If the answer is yes, then you need to weigh the pros and cons. Selling a home that was built several years ago is more difficult. If construction is still underway in the community then your 1-3 year-old home will “compete” with new homes on the market.

 

  • When building a new house, you will also have to put up with the construction site around your purchased home. Unfinished streets, building materials, noise, workers … I know from experience, but in the end — it’s worth it!
